Inspection after bathroom’s renovation
I am more than satisfied with the service provided by Bo Schreurs at Premiumkeur.
I contacted Premiumkeur because I suspected that my bathroom renovation had not been carried out properly. Initially, I was told that the waiting time for an inspection would be about two weeks. However, they rearranged their schedule, and as soon as an earlier slot became available, an inspector visited my apartment just two days later.
Bo Schreurs was exceptionally generous with his time. He listened carefully to all of my concerns and conducted a thorough, meticulous inspection. Not only did he confirm my observations and suspicions, but he also identified several additional issues that I had not noticed myself. His expertise and attention to detail were truly impressive.
On the very evening of the inspection, Bo sent me his preliminary findings, allowing me to forward them immediately to the contractor and begin the legal process without delay. Just two working days later, the comprehensive inspection report was completed.
I am extremely grateful for Bo’s professionalism, responsiveness, and dedication. His work has given me the confidence and evidence I needed to move forward. Highly professional service, though intake communnication can be improved
I really appreciate the professional service and advise from Tim Hollenberg, who helped to perform a technical check of the new house, and also another one for my own house in a row. He was thorough yet quick, attentive to details and also friendly, politely answering the questions on the go. He also took time to explain in english his observations and associated risks. Report was available on the next day, and I found no errors or missing information. So I highly recommend Tim!
There was some confusion during intake, it was not clear due to the business whether company can make a technical check or not. So some improvements can be done there, but overall, I think it’s still 5!

Leak Detection
I have been struggling for the last few years with leaks on the roof that after many attempts to fix still remain.
I reached out to PremiumKeur to finally try to find out what really needs to be done and have a report so I can share.
I was visited by Bo Schreurs and after his investigation, he was able to share with me on the spot with pictures the reasons why the leakages are there.
He also helped me understand which repair work was properly done versus which one was not.
The full report arrived on time even though we were close to holidays period.
Highly recommend, very personal and caring for your current problems while very professional too.

We are in the process of buying an apartment and Daan helped us out with the technical inspection. He made a detailed study and gave us an explanation in person , instead of asking us to ‘just wait for the report’. It was a good, clear explanation and he even gave us tips on what we could do for better maintenance of our house, plus the pros and cons of certain ‘decisions’ that are important but not urgent. eg. changing the boiler. For everybody who is interested in buying real estate in Amsterdam and in need of a technical building inspection, I highly recommend Fred Tokkie – Premiumkeur BV. Fred is independent and guards your interests very highly. As a former contractor Fred has a lot of experience in construction and knows the costs of repairs or renovations. Fred inspected for me a monumental canal house in the city center. Freds technical report, in which the problems and repair costs are clearly described, also helped greatly in reducing the purchase price. Recently we purchased a house in Amsterdam and we assigned Fred to do our technical inspection. I cannot recommend enough his service – he was extremely attentive, did a thorough inspection, had a critical eye and noticed every aspect of the house that require work or could result in future investments. Fred is a top notch inspector in Amsterdam His services were definitely worth the cost. While inspecting our new home (pre offer) he was extremely detailed. He climbed the roof to check the tiles and even laid on the bathroom floors to check the level of the tiling and plumbing. With his construction background and thorough approach, Fred caught all the snags. He then provided us a report that saved us money and future headaches as the selling party addressed these as part of the purchase agreement. I am really happy with the provided work by the Team “Premiumkeur” and Mr Fred T. ! They are independents, professional and punctual. The inspection of the crawlspace was properly done (dive into it , do the checks and pictures,…). Fred was responsive, open and thorough. He set a date for the inspection the day I called, and a few days later we were through. He did an extremely thorough walk-through, including a walk on the roof, and checked all the window frames. I was nicely surprised seeing Fred today on the TV today ” House Rules Holland”. He is the best structural inspector/ bouwkundig Inspecteur out there. He helped us to buy one of the most amazing houses that I ever seen (in Utrecht) and he helped us to avoid to buy a ruin in the centrum of Utrecht that was strongly advised by our selling agent “aankoopmakellar” . My advice to the people buying a house is: “do not take a selling agent of aan ankoopmakelaar” just use the service of a good structural inspector/ bouwkundig Inspecteur. I see a few negative reviews about Fred and I don’t believe in any of them! Fred helped us to avoid a trap that our own “selling agent” made for us with the rest of his corrupted group of selling agents and structural inspectors working in the centrum of Utrecht. The truth is that they are working in group and that there is no such a thing like “aankoopmakelaar” – someone who works only for you. They are selling ruins in the centrum of Utrecht at the high racketing price . If the selling agent propose you his own structural inspector please do not say yes!!! Ask if you can bring you own specialist. Did they say NO? Then don’t buy this house! You do not need a selling agent/aankoopmakelaar!!!! You just need a good structural specialist at your side. Thank you one more time Fred. And once again I am happy that you found your place in ” House Rules Holland”! Thank you for helping people finding their dream house 😊.

Nothing hides from Fred. Since I moved to the Netherlands I bought twice, sold once, heavily renovated once. All delicate situations that, unless you are an expert of the peculiarities of Dutch constructions, I would warmly recommend not to face by yourself; specially when the interests of different real estate agents of this mad housing market are involved. Bad surprises are too often behind the corner. I had the chance to use Fred three times and I would never make a move anymore without him.

My girlfriend and I were looking for a new place in Zaandam. Being this our first home, we were highly unexperienced in both the buying process and the assesment of the house itself. On top of that, more difficulties came from the fact that we are expats, making it harder to collect trustworthy opinions and information. Fred proved to be an irreplaceable asset, providing insights on both the estate conditions and the fair price. He first proved his value when we called him to inspect an old, detached house, that we were interested in. We fell for the spacious garden and the ‘rustic’ feel, but Fred was quick to point out its many structural deficiencies and the high maintenance costs even in the short term. These were highly valuable insights, as the real estate agency charged with the selling DID NOT MENTION ANY OF THE SERIOUS STRUCTURAL AND FOUNDATIONAL ISSUES. In addition, Fred was flexible and fast in supporting us when we found an appropriate accommodation, making time to come check it out and provide us with a price estimate. Geweldig!

I contacted Fred to ask if he can make an appointment to do an inspection of a house we’re going to buy. He told us when he can find a time, but also he asked about the house (when it was built and what the roof is made of etc.) and so he said honestly we do not need to spend money on an inspection because in that house it will all be fine. He also mentioned a few areas that we can check ourselves for possible problems and told me about the costs of fixing that. Altogether Fred’s free advice saves us 200-300 euros which is a lot when you need to buy everything for your new household!

Roof and leaks
As a VvE (owners’ association) we had suffered for years from leaks that, despite earlier attempts, we just could not get fixed.
He carried out two extensive roof inspections and then came back several times to track down the leaks that were hard to find as well. He really took the time to examine every detail, instead of stopping at the first obvious cause. He recorded all findings in a clear and very complete report, showing exactly where the problem was.
With that report the roofer was able to repair the roof in a targeted way and get it right in one go. The result: after a long time, finally a completely watertight roof.
Fred is knowledgeable, committed and reliable, and his thorough approach helped us enormously, also with a number of other questions. Highly recommended for any VvE or owner with persistent roof leaks!

Good experience with the roof inspection through Premiumkeur
I did not really know what condition our roof was in, so I had an independent inspection carried out through Premiumkeur. I absolutely wanted it to be an independent inspection.
I am very satisfied with how Premiumkeur did this. After the inspection the inspector took plenty of time to explain everything and answer my questions. He also thought along with my situation. Afterwards I was sent a report with loads of photos and explanations. I could still reach them if I had further questions.

Very happy with the expert inspection and explanation we got from Bo about a crack in our ceiling. An inspection that is really useful
Without a buyer’s agent it was up to us to find and hire a building inspector ourselves. I really think this was a blessing in disguise, because I have seen what kind of inspection reports people around me got for other old houses, and there was fairly little in them. We received a report that at first gave us quite a fright, it was so extensive, and it turned out there were quite a few things we would never have known to look out for ourselves. Mo of Premiumkeur had really done his very best for us. Once we had recovered, we were extremely happy that we are now so well informed and can draw up a whole multi-year plan for everything we want to have done to the house. I am going to advise everyone around me to arrange the building inspection themselves (not through cronyism among estate agents etc.) with Premiumkeur, because then at least you really get value for your money.

Strongly recommended should you for instance want to purchase an ‘old’ house. They’ll compile a comprehensive list of problems, providing you with a much more powerful bargaining position. Negotiating the price
We are very satisfied with the building inspection that Daan of Premiumkeur carried out for us.
Daan worked very extensively and precisely and really took the time to take us through the whole house. He explained his findings professionally, but above all in a way that we, as non-specialists, could understand well. He also dealt with our own questions and concerns calmly and clearly.
The inspection gave us a lot of insight into the condition of the house and into which things we would do well to repair or improve right away or in due course. In addition, the report gave us a better negotiating position during the buying process. A number of costs that we would otherwise only have discovered later could be brought into the negotiations and partly offset against the purchase price.
In the end the inspection gave us more than just a good insight into the house. As far as we are concerned, it was worth every euro.

Baseline survey before building work next door
We are very happy that we called in Premiumkeur! We wanted a baseline survey (nulmeting) of our home because of a renovation at the neighbours’ house, with a high chance of damage to our home. An appointment could be made quickly, with us and with the neighbour who also wanted a baseline survey. In consultation, these appointments could easily be combined.

Building inspection by Tim Hollenberg
Tim Hollenberg carried out the building inspection for us. He went through the house and discussed it in a very structured way. He takes his time and patiently explains things if you do not understand them. Tim also thinks along straight away about possible solutions.
